# What Happens After Spray Foam Insulation Is Removed?

Once the spray foam is gone, your roof is back to a standard inspectable structure. This guide walks through what typically happens next: timber inspection, any treatment, replacement insulation, and the certification you keep on file.

## The bare-rafter inspection

The first task after removal is a thorough inspection of the now-exposed timber. The contractor probes for soft spots, runs a moisture meter, examines wall plates, and looks for any fungal growth. Findings are recorded with photographs.

## Localised timber treatment

Where minor decay or fungal growth is found, a borate-based fungicidal treatment is brushed onto the affected areas. This is straightforward, low-cost work that can usually be completed in a few hours and dries within 24 hours.

## Sister rafters where needed

Where a rafter has lost cross-section to decay, a 'sister' rafter is bolted alongside the original to restore load capacity. This is uncommon but when needed it adds 1–2 days to the project and a few hundred pounds to the cost.

## Restoring eaves ventilation

Many UK roofs need their eaves vents reopened or upgraded after removal. Continuous soffit vents, fascia vents or rafter trays are commonly installed to ensure airflow under the new insulation.

## Replacement insulation choices

The default UK choice is 270mm of mineral wool laid at ceiling joist level. This meets current building regulations and costs £400–£1,200 fitted. PIR boards between rafters with a maintained ventilation gap are an alternative for room-in-roof conversions.

## Loft floor reinstatement

If you used the loft for storage, a boarded floor on raised loft legs above the new insulation restores usable space without compressing the insulation and breaking the building regulation U-value.

## Documentation pack

You should receive a removal certificate, a timber inspection report, photographs before-during-after, waste-disposal documentation, and any treatment paperwork. Keep this together as a single PDF for future remortgages, sales or insurance claims.
