# Does Spray Foam Insulation Affect UK House Value?

Spray foam materially reduces UK property values in 2026, primarily because it restricts who can buy the home. The size of the reduction varies by region and property type, but the direction is consistent: down. Removal reverses the effect.

## Typical value reductions

Across the UK, foam-affected properties tend to sell for 15–25% below comparable foam-free homes. In high-demand areas with active cash investors, the discount can be smaller (10–15%); in lower-demand areas, larger (25–35%). On a £350,000 home that is £35,000–£105,000.

## Why the discount exists

Three factors compound: lender refusals shrink the buyer pool, surveyors down-value to reflect the restricted demand, and remaining buyers know they have negotiating leverage. Each factor pushes the realisable price down independently.

## Regional variation

London and the South East show smaller percentage discounts but larger absolute amounts because of higher property values. The North, Midlands and Wales show larger percentage discounts in distressed sales. Scotland follows England closely; Northern Ireland markets are slightly more tolerant.

## Property-type variation

Detached family homes show the largest percentage discounts because their typical buyer is a mortgage-backed family, not a cash investor. Flats with foam in shared roof spaces show smaller percentage discounts but trigger management-company complications.

## Surveyor down-valuations

Even where a sale is going through, the lender's surveyor often down-values to reflect the restricted buyer pool. This forces a renegotiation regardless of the original asking price. Removal pre-empts this entirely.
